Project:Physicians Pavilion at Howard County

Howard County Physicians Pavilion is a 167,000 square foot medical office building on the campus of Howard County General Hospital (HCGH). MacKenzie was approached by 11 physician medical specialty groups who needed assistance with the development of a medical office building. Many of the physicians were prepared to move off or away from the HCGH campus because of the lack of new medical office space. HCGH and the physicians formed a partnership wherein the hospital agreed to donate a portion of unused land to the venture while the physicians and other investors including MacKenzie, provided the necessary cash equity for the building. Through the partnership, the hospital will receive income from the previously unused land, as well as retain talented physician groups who had sought an equity interest in real estate and new offices close to the hospital. A real "win-win" situation for all parties.

Howard County Physicians Pavilion is currently under construction and nearly 100% pre-leased. The building is expected to be fully completed with tenants taking occupancy in August 2009.

Project: Upper Chesapeake

Physicians Pavilion II is an 85,000 square foot medical office building located above a four-story parking garage on the campus of Upper Chesapeake Health System. Upper Chesapeake Health System had a significant need for both additional campus parking and medical office space. MacKenzie was able to assist the hospital in the creation of "an air rights condominium lease" where MacKenzie leased the air space above a hospital-owned parking garage for the construction of a medical office building. MacKenzie in turn subleased a significant portion of the building back to the hospital to fulfill its growth needs, as well as to physicians wanting space on the campus. MacKenzie and the hospital shared certain costs related to the construction of the garage; an income stream to the hospital was created through a ground lease; and the remaining space in the building will be offered for lease in order to retain and attract physicians to the campus.

Currently, the building is 50% pre-leased. Shell completed August 2008.

Project: Schilling

Schilling Place at Hunt Valley is a 400,000 square foot, single-story corporate campus consisting of five re-developed office buildings. MacKenzie Properties and Kinsley Properties acquired the project as an existing warehouse and office facility from Northrop Grumman Corporation in 2003.The project is currently 100% occupied and is the home to The Travelers Insurance Company, Bill Me Later, Inc., Black & Decker, Horich Parks Lebow Advertising, Inc.,The Forbush School, AmTote International, Inc., and L.H. Cranston. Construction for a 140-room Extended Stay Marriott Hotel as well as a 53,000 square foot class "A" office building began in September of 2008. MacKenzie Commercial Real Estate Services is currently marketing the office building, 55 Schilling Road, for delivery in the 3rd Quarter of 2009.

Project: Scott's Corner

Scott's Corner is a 35,000 square foot retail shopping center anchored by Talbot's, Offenbacher Pool 'N Patio, and Vito's Cafe. It is located just south of Warren Road on York Road with an average daily traffic count of 32,500 vehicles. MacKenzie originally constructed the shopping center in 1966 and redeveloped it in 1997 adding a new facade and roof. Currently, the project is 91% occupied offering 3,000 square feet of remaining available space.

Project: Commercentre

Commercentre is a 10 acre, mixed-use development, strategically located in Baltimore County adjacent to the Baltimore Beltway (Interstate 695) and Reisterstown Road. Developed by MacKenzie in 1984, the property offers unparalleled visibility and abundant parking.

Commercentre's close proximity to downtown Baltimore, Columbia, Towson, and Washington D.C., coupled with easy access to regional economic generators, and international transportation facilities, competitively position the property for progressive businesses in a variety of industries.

The project, which historically has sustained occupancy between 93% and 98%, comprises five buildings totaling 157,450 square feet of office, medical, restaurant, and retail space.

Project: Pad Site Development
