CASE STUDY University of Maryland Medical System at One Texas Station Court
The Challenge The University of Maryland Medical System wished to establish a strategic location for the operation of an outpatient medical facility in Baltimore County. A prominent orthopedic practice along with other medical specialty groups were all included in the office requirement. The location needed to be centrally located in a specific demographic area and have good access to major transportation systems. An in-depth search of the entire office market in Baltimore County was undertaken by MacKenzie. The Solution MacKenzie initially identified three locations, which were felt to satisfy the requirements of the Medical System. Each of these locations was a multi-tenanted office building whose owner had serious use and parking concerns relating to the occupancy by a large medical tenant in their building. Working with representatives from the University of Maryland and the landlord, MacKenzie was instrumental in convincing the landlord at One Texas Station Court to accept the Medical System as a tenant in the building. Extensive negotiations took place relating to the operation of the building in order to accommodate the hours and operation of the medical practices located in the building. MacKenzie’s experience in representing medical tenants in the marketplace was an important part of convincing the landlord that the medical office use by the University of Maryland would be compatible with the other office tenants occupying the property.
