CASE STUDY
U.S. Foodservice, Inc. 2730 Wilmarco Avenue, Baltimore, Maryland

The Challenge
In the growth process of mergers and acquisitions, U.S. Foodservice had accumulated excess properties.  This 170,850 square foot multi-story, freezer/cooler industrial building with portions dating back to the 1930’s, had a dilapidated exterior with trash and debris.  The office space had water damage and was located in an older industrial/residential area.  It  had been listed for over 18 months with no legitimate buyer interest.  The building had been vacant for several years and was a liability and cost drain to U.S. Foodservice.

The Solution
After exhausting any food related and general industrial users in the area, we shifted our focus to redevelopment ideas whereby the buyer and neighborhood would mutually benefit from the repositioning of this deteriorating asset, as well as, U.S. Foodservice.  After concentrated and creative marketing, we identified a local church that was growing and expanding their community services, including daycare, job training and other efforts to take people off of the streets.  We were able to effect a quick closing by working with Baltimore City for zoning and entitlement assistance.
