SPARTA, Inc.

The Challenge
SPARTA, Inc. is a systems engineering and advanced technology company with approximately 20 offices nationwide.  Headquartered in California, they also have offices in Maryland, Alabama, Florida, Virginia, Colorado and Arizona. SPARTA primarily provides engineering services to the Department of Defense and NASA.

MacKenzie was hired to assist with the renegotiation of its Columbia, Maryland offices.  SPARTA was anticipating hiring more than 100 employees due to new contracts the company expected to receive.  They needed to relocate into a larger space that contained both administrative and secure areas (SCIF).  The challenge:  SPARTA currently had five years remaining on their lease with no additional space available in the building.  They were currently occupying 33,371 square feet of space, but needed to double their space for their anticipated growth.  They also wanted to stay in their current geographic location in Columbia due to its proximity to government customers.   


The Solution
MacKenzie convinced the landlord, Crestpoint III, LLC, an affiliate of ABRAMS Development of Columbia, Maryland to allow SPARTA to restructure its lease and to relocate the entire operation to a building, owned by the same landlord, next door to its current location.  The landlord agreed to build a new building for SPARTA and construct the new space of 66,742 square feet in a turn-key fashion at below market rents.
