The Challenge
Potomac Physicians PA, affiliated with CareFirst Blue Cross/Blue Shield, Inc., acquired from its parent company a site formally occupied by Patuxent Medical Group.  The site consisted of approximately 48,000 square feet, which was about 30% more than what was required by the group to continue the service of CareFirst members in the Annapolis area.  The site was originally designed in 1990 and, as a result, many of the improvements were outdated and not suitable for a modern health care practice.

The Solution
MacKenzie was asked to assist Potomac Physicians, PA in reducing its costs at this location and improving its efficiency.  MacKenzie worked with their existing landlord to come up with a scenario whereby Potomac Physicans would be able to:

• Reduce the square footage
• Be relieved of an obligation to restore the leased premises to its original condition
• Receive a decrease in the rental amount via increasing its base operating expense allowance
• Built flexibility into an extended lease term

Potomac Physicians, PA is now able to continue to operate this site and effectively deliver health care to the Annapolis community.
