Goodwill Industries of the Chesapeake

The Challenge
Goodwill Industries of the Chesapeake had occupied its headquarters facility in Baltimore County for over 40 years.  As a non-profit workforce development agency, the mission of Goodwill had focused on Baltimore City; consequently Goodwill desired to relocate its offices to Baltimore City in order to become more a part of the Baltimore corporate community. 

The Solution
Working with the Baltimore Development Corporation, MacKenzie surveyed more than 50 properties in the Baltimore Metropolitan area over a period of three years. As a last resort MacKenzie began to survey properties that were offered for lease and located the property at 222 East Redwood Street.  The property was currently being offered for lease and not for sale.  After months of negotiations, MacKenzie was able to convince the owners to sell the property to Goodwill, in part, because of Goodwill’s commitment to Baltimore City.  The property, a former bank location, had been operated as a multi-tenanted office building.  Subsequent to its purchase, the facility was completely renovated by Whiting-Turner Construction Company; it currently houses the executive and administrative offices of Goodwill as well as a counseling and teaching center operated by Goodwill.
