CASE STUDY Commerce Corporation The Challenge Commerce Corporation, one of the country’s largest distributors of lawn and garden supplies, needed to consolidate various distribution centers located on the East Coast within the State of Maryland. The initial need was 275,000 square feet, of which 25,000 square feet would serve as corporate offices and the balance as warehouse/distribution space. The occupancy of the new facility had to correspond with the closing of other facilities. Additionally, an existing facility in Baltimore, needed to be sold or leased once it was vacated by Commerce Corporation. Commerce Corporation wished to lease its new location with an option to purchase at a later date. The Solution Initially, 86 different sites were identified as possible relocation options for Commerce Corporation. These locations included newly constructed warehouse facilities, older warehouse facilities in need of redevelopment, as well as parcels of land which could accommodate a build-to-suit facility. None of the existing buildings would accommodate the requirement. Consequently, three existing parcels were identified and a RFP for a build-to-suit facility was submitted to the owners. After extensive negotiation, the Svatos Companies, owner of a parcel of land in the Brandon Woods Business Park, was selected as the developer/landlord for the new facility. The new facility was designed and constructed within 13 months of the date that a lease was executed for the facility. The lease also provided for an option to expand the facility as well as an option to purchase the facility. The search, negotiation of the lease, and the design and construction of the building was accomplished within the time frame established by Commerce Corporation.
